Real Estate Closings|General Notarizations|Non-Notary Services


Florida law requires the Notary to positively identify the document signer(s). All document signers must have a valid/active Government issued ID card. In the event a signer is unable to obtain/present a ID, 2 credible witnesses must be present with valid ID cards and must be personally known to the document signer.

    Acceptable forms of ID:
  • Driver's License/State ID issued by Department of Highway Safety and Motor Vehicles(DHSMV).
  • U.S. Passport issued by U.S. Department of State(USDS).
  • Foreign Passport (only if stamped by USCIS).
  • U.S. Military ID.
  • Inmate ID issued by Florida Departmnt of Corrections(FDC) or Federal Bureau of Prisons(FBP).
  • A sworn written statement of law officer( only applies to inmate document signer with a confiscated ID card ).
  • Permanent resident green card issued by U.S. Citizenship and Immigration Services(USCIS).
  • Veteran health ID card issued by U.S. Department of Veterans Affairs(USDVA).


Unlike a general signing the signing process for Real Estate closings can take up to 45 minutes to complete. This is due to the multitude of legal documents that require signatures and thorough review. Document signer(s) should take as much time needed to read and understand the documents being signed. In the event the signer does not understand certain elements in a document the signer must contact the issuing entity. (FS 454.23) prohibits notaries from interpreting legal documents.
Document Signer Responsibility:

  • Prior to signing appointment request a copy of documents to review and address any issues or concerns.
  • Have a valid and acceptable form of ID card.
  • At signing have your issuing authority contact information available to address any issues or questions with the legal document.
  • Know the type of notarization needed before scheduling the appointment (General Notarizations).


In certain instances an employer and the employee are not able to meet in person for execution of the Form I-9. This is where we can step in and help facilitate the process.
All requests must come directly from employer, upon scheduling services a form agreement will be immediately sent out to be filled by employer.
Employee must complete every applicable field in Section 1 of the I-9 form. You can omit your Social Security number, telephone number and email address if your employer does not participate in E-Verify. **Check first with your employer for participation status.
No service shall be provided until form agreement is returned.

    We will not:
  • Affix a notary seal to the document or act in our capacity as a notary.
  • Complete a written statement to be notarized.
  • **Any of the above request will be kindly declined.


Jurats are generally used if you need to provide a sworn statement attesting to the facts as presented in the document. All fields in the document for this type of notarization MUST be filled in before the document can be notarized. A notary is not authorized to choose the type of notarization needed on behalf of the signer, so the signer MUST check with the issuing entity if it's unclear within document. Some common examples: Affidavits, Sworn Declarations, Depositions.

Acknowledgments are generally used if your named in the document that need your signature verified or if you are agreeing to a condition that has already been done or required to do. Some common examples: Contracts, Deeds, Mortgages, Power of Attorney, Personal Letter.
